Rental Application:
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
To complete this rental application, you must be prepared to provide 2+ years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined NET income is at least three (3) times the monthly rent amount.
Each resident over the age of 18 must submit a rental application. All applications are reviewed and verified. If yours is accepted by the owner you will be asked to complete a comprehensive background check.
**PLEASE READ THE FOLLOWING FOR OUR APPLICATION APPROVAL CRITERIA BEFORE APPLYING**
CRITERIA:
Applicant must have positive rental references. References that reveal late/slow payments, NSF payments, lease violations, lack of proper notice, lease breaks, or balances owed will be ground for denial. Any false information will result in an automatic denial.
Income and employment must be verified by showing a monthly NET income equivalent to 3 times the monthly rent of the property. Acceptable and required proofs of income are current pay stubs and a current tax return. You may provide bank statements showing reserves (savings) you have which must show consistency. Income that is ordered (child support, alimony, or any other structured settlements) will not be considered without proof of receipt included.
Criminal history resulting in convictions for the last 7 years will be considered when making decisions on applications. While some charges may not constitute a reason for denial (eg. driving with suspended license, withholding support, traffic citations, failure to appear, etc.) some convictions in the last 7 years may be cause for denial (eg. violent crimes, vandalism, fraud, bad checks, occupying a structure for the distribution or manufacturing of drugs etc.)
Credit Report: we will pull your credit report which may have an impact on your credit score. Items such as unpaid utilities, money owed to previous landlords, repossessions, collections, unpaid or charged off consumer loans (such as credit cards) may be a reason for denial.
